Rental Information

Check-In Time
Check-in time is between 2 p.m. and 4 p.m. Our goal is to have all units ready by 2 p.m. Cleaning and maintenance cannot begin until the previous guests have left. If you arrive early to beat the traffic, the cleaning staff may not be able to accommodate your early arrival.
Late Arrival
Our office closes at 5 p.m. during the summer season. Please notify us if your arrival will be after 5 p.m. to arrange for late check-in.
Checkout
Checkout is 10 a.m. and is strictly enforced in the summer season. This means that on departure day, your unit should be vacated and keys returned to our office no later than 10 a.m.  ANY GUEST CHECKING OUT LATER THAN 10:00 A.M. WILL AUTOMATICALLY BE SUBJECT TO A MINIMUM $25.00 LATE CHECKOUT FEE.  NO EXCEPTIONS!  Any breakage or damage must be reported immediately during your stay and replacements costs covered before you leave.
Making Your Reservation
Please review our "Vacation Property Inventory" carefully, on our web site (www.lakespropertymgt.com) or Vacation Rental Guide, and determine your rental preferences. When you contact our office: (1) please designate one person in your party to be responsible for all payments and correspondence regarding your reservation, (2) tell us your vacation dates, (3) the property you prefer, and 4) any special rental requirements you may have. Although we make every effort to accommodate your wishes, some properties are rented a year in advance.
Confirming Your Reservation
After we book the property for you, we will mail a confirmation letter/agreement to you.  To confirm your reservation, you will need to returned a signed copy of the lease agreement along with an advance rent payment equal to 50% of the total amount due (rent, security deposit, $25.00 non-refundable, non-transferable reservation fee, and applicable taxes/fees) within 7 days after receiving our confirmation/agreement letter.  The signed lease and advance rent payment must be returned to Lakes Property Management in the allotted time or the reservation will be automatically cancelled without notice.  The deposit may be personal checks, traveler’s checks, or certified funds.  NO CREDIT CARDS ACCEPTED.
Final Rent Payment/Forms of Payment
To expedite your check-in, full payment of your remaining rent balance and associated charges must be made 30 days prior to your arrival. We do not send out a billing for the final balance.  All reservation balances not received in our office 30 days prior to check-in, will be charged 5% penalty on balance unpaid.  No exceptions.  Reservations made within 30 days of arrival will require at the time the reservation is made payment in full by certified funds via overnight courier only.  NO PERSONAL CHECKS WILL BE ACCEPTED AFTER THIS 30-DAY DEADLINE.  Please send check or money order to Lakes Property Management, P.O. Box 23, Lake Geneva, WI  53147.  We will send checks through the bank only once. There will be a $30.00 service charge for any check returned for insufficient funds or account closed and your reservation will be cancelled immediately. All rental rates & services quoted on our web site or by our staff are cash discounted prices.
Accommodations
Individually and privately owned, each rental home reflects the taste of its owners. All homes are equipped with basic items such as linens, pillows, bedspreads, pots, pans, flatware and dishes.  Specialty items vary. Beach towels, paper products, detergents and toilet items are NOT furnished. Many homes have an owner’s locked closet. Tampering with locked closet will result in a charge to your security deposit. Every effort is made to assure accurate descriptions with no misrepresentation intended. Lakes Property Management will not be held responsible for errors in printing, changes made by owners or matters out of our control, e.g., noise, construction, weather, etc. The renter must submit complaints regarding accommodations IN WRITING to Lakes Property Management prior to checkout for consideration. Substitutions and refunds will not be made upon arrival for any reason.
Transfer
Tenant may request a transfer from one week to another week in the same property, same year.  All requests must be made in writing and received by Lakes Property Management at least 30 days prior to check in.  There will be a $75.00 transfer fee for all requested transfers.  A transfer to another rental unit will be treated as a cancellation.
Cancellations
Cancellations must be in writingIf you cancel your reservation for any reason, you will be charged a $75.00 non-refundable cancellation fee.  If you cancel at least 60 days prior to your arrival, you will receive a full refund, less a $75.00 cancellation fee.  If you cancel less than 60 days prior to your arrival, you will be held responsible for the full rental rate for the entire period (unless your unit is re-rented) plus a $75.00 cancellation fee.  Refunds due to cancellation will be payable to the tenant within 30 days after the subsequent re-rent payment has cleared our accounts.  We cannot make any substitutions or refunds upon arrival for any reason whatsoever.  This cancellation policy does not apply to lakefront rentals.  Guests renting Lakefront properties forfeit their entire deposit.
Security Deposit/Damages

Refundable security deposits are required on all units.  The security deposit rate for homes renting from  $0 to $1,499.00 is $300.00 and for homes renting from $1,500.00 or more is $500.00.  The purpose of the security deposit is to protect the home/contents from malicious or negligent damage and /or dwelling being left abnormally dirty resulting in excessive cleaning costs (i.e., carpet/furniture stains, incomplete move-out duties, etc.).  It is the tenant’s responsibility to report, upon arrival, any damages found or any repairs and/or maintenance needed.  If the home is left in good condition with no problems reported by the Guest or after Lakes Property Management performs home inspection after tenant move-out, guest’s security deposit will be returned within 30 days after departure.

Substitution/Non-Availability
All properties are individually owned and subject to availability by their owners.  All precautions have been made to ensure that substitutions will not be made.  Should a property be sold or conditions arise that cause the rental property to be unavailable, all attempts will be made to provide a comparable substitution.  Guest(s) will be responsible to pay any rental amount on a substitute rental home that exceeds the original reservation amount.
If You Are Locked Out/Lost Keys
Lockouts incur a $25.00 fee.  Keys delivered to the home incur a $35.00 fee which is payable to the deliverer upon arrival.  Replacement cost for lost keys is $35.00, and keys not returned at checkout will be charged against the security deposit at the same rate.  After hours, you may call the emergency pager number at (262) 767-4158.
Maintenance/Refunds
All equipment in each home should be in working order. Please report any inoperative equipment to our office promptly. We will make every reasonable effort to have the problem corrected. Under no circumstances will there be a reduction of rent for any mechanical failure of air conditioning, heat units, dishwasher, washer, dryer, TV, VCR, blenders, toaster, or other appliances. While rare, all pools/hot tubs are subject to temporary closing due to extenuating circumstances. No refund or rent reduction will be given if this occurs.
Absolutely No Pets
No pets of any kind are allowed inside or outside the rental unit. Penalty includes forfeiture of all deposits, an additional breach of contract fee of $500.00, and/or eviction of tenants.
Occupancy

The number of guests occupying a property is limited to the number stated on our web site with the exception of an infant requiring a crib. These guest limits are strictly enforced. Exceeding the specified occupancy is grounds for eviction without refund.  All homes are limited to families, married couples or adults 24 years of age or older. For more diverse groups, we will be glad to suggest other resorts in the area. 

No Boat or Watercraft Usage is included with Lakefront Rentals
Commercial rental facilities are locally available.
Guests are Required To:
  Remove linens from beds and place in bath tub.  Replace bedspreads on beds.
  Clean dishes and cookware, remove from dishwasher & place in cabinets
  Put trash in outside container
  Empty refrigerator of all foods
  Lock doors and windows
  Leave furniture and other contents in original location and condition

  Vacate premises and return keys to Lakes Property Management by 10 a.m.

Long Distance Phone Calls
Long distance calls from a rental unit MUST be billed to guest’s calling card or credit card.  Any calls billed directly to the property will be billed to the guest, including a $25.00 service charge.
No Smoking is allowed in Any Property
Additional cleaning charges will be included but are not limited to cleaning of carpet, furniture, draperies, and bedding caused by smoking in the property.
Indemnification
The guest agrees to indemnify and save individual homeowner, Lakes Property Management LLC and it’s employees, free and harmless for any liabilities or any loss or damage whatsoever arising from, related to, or in connection with rental of the premises.  This includes, but is not limited to any claim or liability for personal injury or damage or loss of property, which is made, incurred or sustained, by guest or guest occupant.
Termination of Rental
Lakes Property Management LLC reserves the right to refuse or discontinue tenancy if in its opinion the guest is detrimental to the property.  Any violation of the above mentioned polices will result in the immediate eviction with loss of entire rental and deposit amounts.
